What We Do at Privé
As you may gather, I’m Ian Thompson, and for the past 25 years, I’ve been doing something a bit different in New Zealand property.
When I moved here from Europe in 2001, I realised that the building industry in New Zealand was around 2 to 3 decades behind what we were currently doing in Europe. Not only that, the house prices were eye wateringly high for what you get.
The main reason was building inefficiency, choice of building systems and products, and a simple lack of education for designers and builders alike. Fast forward 25 years and nothing really has changed, in fact the prices have got worse, bureaucracy and regulations increased, and it’s even harder to develop properties today than it was back then. Many of these issues are what we’re trying to tackle at The Build Review, but if I’m being totally honest, our messages are better received outside of New Zealand than they are in it. New Zealand doesn’t want to change, and I guess that’s why many visitors to New Zealand love it, it’s the country time forgot.
This is similar to the real estate industry. It’s my honest opinion that the real estate authority of New Zealand is overregulating it for no real value to anyone that I can see. They are just making it harder for the agents to sell their vendors property when they are simply an introduction service. Their sole job is to simply repeat verbatim what the vendor has told them about the property; they’re not allowed to give an opinion or assess the quality of a building in any way. So why not deregulate, let anyone introduce [market] property and put the emphasis back onto the purchaser to carry out proper due diligence, which they should do without exception, especially on new properties!
It should also be noted that real estate agents in New Zealand are legally required to achieve the best possible financial outcome for the seller, so, who’s looking out for the buyer? You guessed it, not the real estate agent.
That’s why I created Privé way back in 2001, and since then I’ve personally helped some amazing offshore clients, even kiwis returning to New Zealand, fulfil some pretty demanding requirements.
